At Pendulum we enable Buyers to make informed decisions by providing unrivaled data and insight and a “balanced” opinion, including highlighting “less favorable” features of a home to be aware of.

We also increase our clients’ buying power by sharing our commission with them. Contact us to learn how much you can save.

The Pendulum Difference

Purchasing a home is among the biggest financial decisions you will make and must be done carefully. Determining which homes are the “wrong” ones is just as important as finding the “right home.”

Once you have identified a home you want to buy, determining the “right price” requires a keen understanding of market dynamics and factors impacting a home’s value such as age, condition, style, neighborhood, and location.

At Pendulum

We act as your advisor, not your salesperson. In addition to guiding you throughout your home search, we:

  • Provide comprehensive real-time analytics so you can make an informed pricing decision and avoid over-paying.
  • Collaborate with your inspector and highlight potential concerns for the seller to address.
  • Track the contract process to ensure it is executed in a timely manner and with your intent captured.
  • Share our commission with you, increasing your buying power and improving your chances of success in a competitive market.

Still evaluating agents? Here are some things to consider.

On average, a buyer’s agent in the area receives a commission of 2.5% of the purchase price. On a $2.0M home, for example, the agent will receive $50K. Given such large commissions, the market is flooded with agents, from the career professional to the part-timer. Choose wisely.

Factors worth contemplating when hiring a real estate professional include:

  • All agents are independent contractors. The service and knowledge you will receive is limited to that agent.
  • Is the agent full-time or part-time?  A part-time agent is unlikely following the market on a daily basis and may find it challenging to provide real-time market insight.
  • How busy is the agent? High volume does not necessarily translate into a good outcome. It could mean the agent has less availability to focus on you and your needs or may send you out with a less experienced assistant. Are they available 24/7?  Are you just “another commission” to them?
  • How well does the agent know the market? Finding a neighborhood expert is important, especially in areas where moving one block can significantly impact a home’s value.
  • What are their credentials and education? Is their background solely in sales?  If so, what are they selling and to whom?
  • What do their references say? Here is what our references say.
  • Will the agent listen attentively to your needs and concerns. Choose an agent you believe will look out for your best interests and put your needs before theirs.

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
